The House & Gardens
Nestled above the village of Southleigh in the East Devon Area of Outstanding Natural Beauty lies Glebe House a unique Georgian house and former family home now being run as a guesthouse and restaurant. Being just 3 miles from the sea and overlooking the Coly Valley you can watch the sea mists roll in through the rolling hills while enjoying the quiet and uninterrupted views that are right on your doorstep.
With 7 bedrooms including a self contained cabin and an annexe, the house is spacious enough for guests to find their own little nook within the house. There’s plenty of opportunity relax with two inviting living areas with fireplaces perfect for reading or playing a game.
The restaurant consists of three comfortable separate dining areas suitable for both small and larger groups, with glorious views and unique original art. Guests enter through the garden room at the front of the house which has uninterrupted views down the spectacular Coly Valley.
Set in 15 acres / 7 hectares, with a large mature garden and kitchen garden and growing area. The gardens, outdoor swimming pool (open between May - September), and tennis court are available for your enjoyment.
The Bedrooms
Southleigh Wood
Tucked away in a quiet and peaceful part of the garden, Southleigh Wood is a cabin surrounded by trees and overlooks the beautiful Coly Valley, designed to work harmoniously with the landscape with large windows to fully immerse oneself in nature. Soak under the stars in the large outdoor fireclay bathtub and get cosy on the private terrace with the fire pit, sheltered by the large Oak tree. Enjoy the privacy of your own kitchen, terrace and small fenced off garden area, comfy sofa, wood burner, king bed and rainfall shower room. Dog friendly.

The Copper Beech
With a large bay window overlooking the garden and the beautiful copper beech tree, this room is light and spacious with a period fireplace, a generously sized en suite with a freestanding bath and walk in rainfall shower.

The Old Boys Room
Situated in the centre of the house with beautiful views over the Coly valley, The Old Boys Room has a warm feel, with desert rose coloured walls, a period fireplace and a super king size or twin beds. The large private bathroom is situated one meter across the corridor with a freestanding bath and a walk-in rainfall shower.

The Tulip Room
Characterful and cosy with a comfortable French antique double bed, Ottoline de Vries tulip wallpaper and original art. The Tulip Room has a view from the west side of the house and surrounding hills, with an en suite rainfall shower bathroom

The Morning Room
Aptly named the Morning Room with its spectacular morning views over the Coly Valley and Morning Cover. The Morning Room is joyful with a yellow ceiling, original artwork, period fireplace with a super king size or twin beds and an en suite bathroom with a rainfall shower.

The Rose Room
The Rose Room is the largest room in the house boasting two excellent views onto the Coly valley framed by the climbing La Follette pink rose. The room has a comfortable super king canopy bed, a period fireplace, a freestanding bath in the bedroom and a very large walk-in rainfall shower room.

The Old Kitchen
A spacious, self contained annexe, The Old Kitchen is situated in the oldest part of the house with distinctive design features such as an old wash basin and a working wood burner. The Old Kitchen has a super king bed, a comfortable sofa, a freestanding bath in the bedroom and a walk in shower room. With a breakfast seating area, breakfast service is available on request. The room is dog friendly so please let us know if you intend to bring a four legged friend.

Booking policy
Breakfast is included in the room rate. We take full payment at booking for the rooms. Any restaurant costs, experiences, drinks and extras will be settled on departure.
Checking in and out
Check in is at 3pm and check out is at 10am.
Cancellation policy
We charge a cancellation fee of 1.5% of the room booking value to cover the transaction costs from our payment gateway. Cancelled rooms are fully refundable (less our cancellation fee) up to 7 days prior to arrival and 50% refundable 3 days prior to arrival. Any cancellations or no shows made after this time will be charged for the entire stay on the card provided at booking.
If you have made a reservation for 3 or more of the rooms, we require 14 days’ notice for cancellation or amendments. Amendments will always be subject to availability and rates may differ accordingly.
If you would like to cancel a room or table we ask that you notify us in the maximum amount of time possible.
Table reservations cancelled within 24 hours and ‘no shows’ will be charged 50% of the meal price per person.
Lost property
We will post any lost property back to guests but postage and packaging will be charged and Glebe House Devon will not be liable for any lost property.
Minimum stay nights
We operate a minimum two nights stay from Thursday - Sunday and one night from Monday - Wednesday. We sometimes offer flexibility on this depending on room availability so please do get in touch and we will see if we can accommodate.
Children & Babies
If you would like to bring your young children and babies, we have a couple of travel cots and camp beds which can fit in the larger bedrooms. We charge £30 per night for additional camp beds to cover the additional breakfast and laundry for young children. Camp beds are limited to one camp bed per room subject to owner discretion. Alternatively, there are two twin rooms for older children.
The Swimming Pool & Tennis Court
The outdoor swimming pool is available for your enjoyment between the months of May and September. Anyone under the age of 16 must be accompanied by an adult at all times, our pool is unsupervised and guests are encouraged to take care when using this facility. Guests use the pool at their own risk.
The tennis court is available to use all year round.
Room occupancy
Some of our rooms have different rates for single and double occupancy. If you have booked a room for single occupancy but need to change to double, please make us aware so we can accommodate catering and housekeeping. If we find additional guests have been staying in the bedrooms, guests will be charged accordingly at check out.
Dog policy
The Old Kitchen and Southleigh Wood are our dog friendly rooms. We have outlined a few house rules below to follow should you decide to bring your dog:
Dogs should always be kept on a lead in the communal areas
Dogs are strictly not allowed on beds and sofas
Dogs must be kept on a lead in the restaurant area
Dogs must be supervised at all times
Owners should pick up any mess from their dogs
If your dog is barking indoors, please make every effort to quieten them down.
Bed and bowls are provided
If your dog has caused any damage within the guesthouse then you will be charged accordingly
Smoking
We kindly ask that you refrain from smoking inside. If you need to smoke, please ensure that it is outside away from other guests and please use the ashtrays provided.
Damages
Should any damages or theft be made to the property by guests during their stay, guests are fully liable and will be charged in full to cover the costs incurred.
